  • Dallas-Fort Worth ranked No. 22 among the top 25 U.S. metros for new-home construction in a new Realtor.com report.
  • The report evaluated new construction inventory, pricing compared with existing homes, climate risk, and new-home market activity.
  • DFW joined San Antonio-New Braunfels, Austin, and Houston as Texas metros in the national top 25.
  • The ranking gives North Texas homebuyers another reason to pay attention to new construction homes, builder pricing, and available incentives across the Dallas-Fort Worth area.

Dallas-Fort Worth continues to grow, and housing supply remains one of the biggest questions facing the North Texas real estate market. A new report suggests that new-home construction remains an important part of the region’s response.

According to CultureMap Dallas, citing a new report from Realtor.com, the Dallas-Fort Worth metro ranked No. 22 among the top 25 new-construction metros in the United States.

For buyers searching for new construction homes in Dallas, Fort Worth, Frisco, McKinney, Allen, Denton, and other North Texas communities, the ranking is another sign that DFW remains a major market for newly built housing.

How Realtor.com Ranked New-Construction Markets

Realtor.com evaluated the 100 largest U.S. metropolitan areas using four factors.

The analysis considered newly constructed homes as a share of all available listings. It also examined the new-construction premium, which measures the percentage difference between the median price of a new home and an existing home.

Climate risk was another factor, comparing risks such as flooding, fire, air quality, wind, and heat between new and existing homes. Finally, Realtor.com considered the overall activity, or “hotness,” of each new-construction market using pageviews per listing and median time on the market.

According to the report, Southern and Sun Belt markets dominated the rankings. Twenty of the top 25 metros were located in Sun Belt states.

Texas Continues to Stand Out for New Construction

Dallas-Fort Worth was not the only Texas metro to make the top 25.

San Antonio-New Braunfels ranked No. 14, followed by Austin at No. 16. Houston ranked No. 20, while Dallas-Fort Worth came in at No. 22.

The presence of four major Texas metros on the list reflects the continued importance of homebuilding across the state.

For North Texas, new construction is particularly relevant because buyers have a wide range of communities to consider across Dallas, Fort Worth, Collin County, Denton County, and surrounding areas.

What This Could Mean for Dallas-Fort Worth Homebuyers

In my opinion, this is encouraging news for homebuyers in the Dallas-Fort Worth housing market.

More construction does not automatically mean every new home will be affordable or that every buyer will find a better deal with a builder. Buyers should still compare the total cost of a new home against an existing home, including the purchase price, interest rate, closing costs, property taxes, HOA fees, and any builder incentives.

However, additional inventory can give buyers more options.

According to CultureMap Dallas, DFW also recently ranked eighth among the 100 largest U.S. metros for the largest share of builders slashing prices on new homes. That makes it even more important for buyers to understand current builder pricing and incentives rather than assuming the advertised price tells the entire story.

For someone shopping for a home in Frisco, McKinney, Allen, Denton, Dallas, Fort Worth, or another North Texas market, comparing multiple builders and communities can potentially uncover opportunities that are easy to miss.

The DFW New-Construction Market Is Worth Watching

The Realtor.com ranking arrives as Dallas-Fort Worth approaches a period that could offer opportunities for buyers. CultureMap Dallas also reported that a Redfin analysis identified mid-September as the best time for homebuyers to potentially find a deal in North Texas.

That does not mean every buyer should wait or that the market will move in one direction. Real estate remains highly local, and the right strategy depends on the specific city, neighborhood, builder, property, financing, and buyer situation.

My view is simple: buyers should not limit their search to homes they see on major public websites. The new-construction market can move quickly, and available inventory and incentives can vary significantly between builders and communities.
