If you are watching the Dallas, Texas housing market in 2026, the latest numbers provide an important snapshot of where things stand right now.
According to North Texas Real Estate Information Systems (NTREIS), the February 2026 data for single-family homes within Dallas city limits shows a market that remains stable in price but noticeably slower in transaction activity compared with last year.
The median home price in Dallas reached $465,000 in February 2026, up slightly from $458,250 in February 2025. That modest increase confirms that home values across Dallas are still holding firm despite shifting market conditions.
However, the pace of the market has clearly slowed.
The median days on market increased to 39 days, compared to 30 days one year ago. That represents roughly a 30 percent increase in the amount of time homes are taking to sell. While that timeline is still reasonable historically, it does show that buyers are taking longer to make decisions.
At the same time, pending home sales dropped to 499, compared with 635 in February 2025, representing roughly a 21 percent decline in buyer activity year over year.
Inventory has also increased slightly across the city. There are currently 2,563 homes listed for sale in Dallas, and housing supply has reached four months, up from 3.8 months last year.
More inventory generally means buyers have more options and more room to negotiate.
Even so, sellers are still achieving strong results when homes are priced correctly. Dallas homes sold for 96.1 percent of their original list price in February, only slightly below 96.9 percent last year.
My takeaway from this data is simple. The Dallas real estate market is not crashing, but it has been gradually cooling. Buyers now have more time to evaluate properties and negotiate, while sellers need to focus on accurate pricing and strong listing presentations to attract offers.
