A rapidly growing suburb east of Dallas is gaining national attention as more buyers search for affordable housing options in the Dallas–Fort Worth metro area.
The city of Forney has more than doubled its population over the past decade, reaching more than 40,000 residents. According to a report highlighted by Realtor.com, this surge reflects a broader migration trend in North Texas as homebuyers look for newer homes, more space, and lower housing costs within commuting distance of Dallas.
For many buyers priced out of higher-cost suburbs like Plano and Frisco, communities in the eastern corridor of the Dallas–Fort Worth metroplex are becoming increasingly attractive.
Affordable Homes Are Driving Demand
One of the biggest drivers behind Forney’s growth is housing affordability.
According to the report, the median listing price in Forney was around $335,000 in January, compared to roughly $405,000 across the Dallas–Fort Worth housing market. That price difference of about $70,000 can make a significant impact for first-time buyers, young families, and buyers relocating to North Texas.
At the same time, the area still has large amounts of land available for development. That means builders continue adding new residential communities, newer schools, and infrastructure upgrades to support the growing population.
For buyers searching for a newer home in the Dallas area at a lower price point, Forney has quickly become one of the most talked-about markets in the region.
Retail Growth Signals Long-Term Confidence
Another signal that Forney is transitioning from an “up-and-coming” suburb into a more established community is the arrival of major national retailers.
According to Realtor.com, several well-known brands are expanding into the area. The Home Depot opened a new store in late 2025, and H-E-B recently opened its Forney location. Retail expansion is expected to continue with Target and BJ’s Wholesale Club also planned for the area.
Large retailers typically analyze population trends, household income levels, and long-term growth projections before investing in a market. Their presence often signals confidence that the area will continue expanding.
As new retail, infrastructure, and residential development follow population growth, home values in emerging suburbs often strengthen over time.
The Trade-Off: Commuting to Dallas
Of course, no fast-growing suburb comes without trade-offs.
Forney is located roughly 20 miles east of Dallas, making it within commuting distance for many residents. However, commuters traveling along US-80 can experience traffic congestion during peak hours.
For many buyers, though, the trade-off is worth it. More space, newer homes, and lower home prices are powerful incentives for households relocating within the Dallas–Fort Worth metroplex.
My Take as a Dallas Realtor
As someone who closely follows the Dallas housing market, the growth happening in Forney is not surprising.
When you start seeing population growth, new construction communities, infrastructure upgrades, and major retailers entering a market at the same time, it often signals the early stages of long-term expansion.
Right now, Forney still sits in what many analysts consider a “value phase” compared with more established suburbs around Dallas. Over time, areas experiencing this type of population and retail growth often transition into mature housing markets.
For buyers looking for affordability near Dallas, and for investors watching emerging North Texas suburbs, Forney is definitely a market worth paying attention to.
