West Dallas ZIP code 75212 is continuing to operate in a buyer-favorable housing environment, and the July 2026 Dallas real estate data makes that trend increasingly difficult to ignore.
For homeowners, sellers, buyers, and real estate investors watching the 75212 housing market, the story is much bigger than the median sales price. The more important signals are inventory, days on market, the percentage of asking price sellers are actually receiving, new listings, closed sales, and pending sales.
The latest data shows that buyers in West Dallas have more choices and more negotiating leverage than they had a year ago. At the same time, sellers need to be much more strategic about pricing, presentation, positioning, and negotiations.
This analysis uses raw MLS data from Matrix NTREIS for residential single-family homes in Dallas ZIP code 75212, covering July 2025 through July 2026. Pending sales are from NTREIS Trends, because pending sales were not available in the raw MLS data set.
July 2026 West Dallas 75212 Market Snapshot

The second major signal is 117 median days on market. A year earlier, the median was only 47 days.
The third is the 88.9% close-to-original-price ratio. That means the typical July 2026 closed sale was significantly below its original asking price.
Finally, the market had 13 months of inventory, which is substantially more supply than a typical balanced or seller-driven market.
Put together, these numbers indicate that buyers have leverage in West Dallas 75212.

- 22 months of inventory
- 33 new listings

January had the most extreme inventory figure in the period at 22 months. Only five homes closed.
That is a clear warning against using one month as the basis for a major market prediction.
February 2026
- 120 active listings
- 98 median days on market
- 91.6% close-to-original-price ratio
- $392,000 median close price
- 7 months of inventory

- 93.1% close-to-original-price ratio
- $257,500 median close price

- 42 new listings
- 16 closed sales
Again, the median price illustrates how mixed this ZIP code can be. The $257,500 median in March followed $392,000 in February.
That is not a market that should be analyzed simply by saying prices went up or down.
April 2026
- 124 active listings

- $505,000 median close price

July closed the 12-month period with the highest active listing count and the highest median days on market.
That combination is significant.
What Changed Year Over Year?
Comparing July 2026 with July 2025 gives us a much clearer picture.
Active listings increased
Active listings rose from 111 to 141, an increase of approximately 27%.
That gives buyers more options and increases competition among sellers.

Days on market increased dramatically
Median CDOM increased from 47 days to 117 days.
That is an increase of approximately 149% year over year.
In practical terms, homes are taking substantially longer to sell.
Inventory increased
Months of inventory increased from 9 months to 13 months.
That represents a significant increase in available supply and reinforces the buyer-friendly nature of the market.
Close-to-original-price ratio weakened
The close price to original price ratio declined from 94.4% to 88.9%.
That is a decline of 5.5 percentage points.
This is one of the strongest pieces of evidence that sellers are having a harder time maintaining their original pricing strategy.
New listings increased
New listings rose from 32 to 39, an increase of roughly 22%.
More new supply entering a market that already has substantial inventory creates additional competition for existing listings.
Closed sales declined
Closed sales fell from 13 to 11, a decline of approximately 15%.
That is important because supply increased while completed transactions decreased.
Pending sales declined
July 2026 had 10 pending sales, compared with 15 in July 2025.
That represents a 33.3% year-over-year decline.
For additional context, July 2024 had 17 pending sales. That means July 2026 was also down approximately 41% from July 2024.
Pending sales matter because they can provide an early indication of where near-term closed sales may be headed.
The Last Three Months Tell an Important Story
The most recent three-month stretch is especially useful because it shows what is happening right now.
May 2026
- 133 active listings
- 40 median days on market
- 95.2% close-to-original-price ratio
- $325,000 median close price
- 12 months of inventory
- 46 new listings
- 11 sales
June 2026
- 136 active listings
- 84 median days on market
- 96.1% close-to-original-price ratio
- $492,500 median close price
- 10 months of inventory
- 39 new listings
- 14 sales
July 2026
- 141 active listings
- 117 median days on market
- 88.9% close-to-original-price ratio
- $485,000 median close price
- 13 months of inventory
- 39 new listings
- 11 sales
The direction of the market is worth watching.
Active listings increased from 133 to 136 to 141.
Median days on market increased from 40 to 84 to 117.
Inventory moved from 12 to 10 to 13 months.
The close-to-original-price ratio went from 95.2% to 96.1% to 88.9%.
At the same time, closed sales went from 11 to 14 to 11.
This is not what I would call a market where sellers have the upper hand.
Why I Would Not Use the $485,000 Median Price as the Main Story
Someone looking only at July’s median sales price could conclude that West Dallas home values are performing strongly because the median increased from $400,000 in July 2025 to $485,000 in July 2026.
I think that conclusion would be premature.
The monthly median ranged from:
- $257,500 in March 2026
- $291,000 in November 2025
- $299,900 in August 2025
- $317,000 in January 2026
- $325,000 in May 2026
- $392,000 in February 2026
- $400,000 in July 2025
- $485,000 in July 2026
- $492,500 in June 2026
- $499,250 in September 2025
- $505,000 in April 2026
- $525,000 in October 2025
That is an enormous spread.
The most likely explanation is that the composition of what sells in ZIP code 75212 changes significantly from month to month.
West Dallas includes a mixture of newer construction, older resale housing, properties needing substantial renovation, teardown opportunities, investment properties, and homes across different price ranges.
A month with several higher-priced new construction or heavily renovated properties can push the median significantly higher.
A month dominated by lower-priced investment, teardown, or older resale transactions can pull the median down.
That is why I would not describe the July 2026 $485,000 median as proof that every home in 75212 appreciated by a similar amount.
For homeowners trying to understand actual equity, a property-specific comparative market analysis is much more useful than relying on the ZIP code median alone.
What This Means for Home Buyers in West Dallas
For buyers looking for a home in Dallas ZIP code 75212, this is a market worth paying attention to.
There are more active listings than there were a year ago. Homes are taking longer to sell. Inventory is high. Pending sales are down.
That combination can create opportunities.
Buyers may have more room to negotiate on:
- Purchase price
- Seller concessions
- Closing costs
- Repairs
- Financing incentives
- Interest rate buydowns
- Inspection-related issues
- Closing timelines
But buyers should not assume every seller is desperate.
Some properties, especially desirable new construction, renovated homes, or well-priced properties in strong locations, can still attract attention.
The smart buyer strategy in 75212 is not simply “offer low.”
It is to identify which properties are overpriced, which have been sitting, which have already experienced price reductions, and which are genuinely competitive.
What This Means for Home Sellers in West Dallas
This is where I think homeowners need to be especially realistic.
The July 2026 data does not support a “list high and see what happens” strategy.
With 117 median days on market, 13 months of inventory, and an 88.9% close-to-original-price ratio, sellers have to compete.
The biggest mistake a seller can make in this environment is overpricing the home based on what a neighbor sold for months ago, what Zillow says, or what the seller needs to get out of the house.
The market does not care what your mortgage balance is.
It cares about what buyers can see, compare, finance, and justify.
In West Dallas 75212, pricing correctly from the beginning can be more important than starting high and hoping to negotiate down later.
Once a property sits on the market for a long time, buyers often assume there is something wrong with it, even when the real problem is simply price.
What This Means for Investors
For real estate investors, the data is interesting but requires a different approach.
Higher inventory and longer marketing times can create acquisition opportunities, particularly for investors who understand renovation costs, resale values, rental economics, and neighborhood-level differences within 75212.
However, investors should not make decisions based on the $485,000 median alone.
A property that looks cheap relative to the ZIP code median may still be a poor investment if the rehabilitation budget is too high, resale demand is weak, taxes and insurance are expensive, or comparable properties are sitting on the market for months.
Investors should underwrite individual properties based on realistic resale values, holding periods, renovation costs, financing costs, and actual comparable sales.
My Take on the July 2026 West Dallas Market
My opinion is straightforward: West Dallas ZIP code 75212 continues to favor buyers, and July’s data suggests buyer leverage is becoming more pronounced rather than disappearing.
I am paying much more attention to the combination of rising inventory, longer marketing times, lower close-to-original-price ratios, fewer closed sales, and weaker pending sales than I am to the monthly median price.
The market is not necessarily “bad.”
It is simply less forgiving.
That distinction matters.
Good homes can still sell.
Well-priced homes can still sell.
Desirable new construction can still attract buyers.
But sellers cannot assume that simply putting a home on the MLS will generate multiple offers.
For buyers, this can be an opportunity to negotiate.
For sellers, this means strategy matters.
For investors, it means disciplined underwriting matters.
And for homeowners who are not planning to sell immediately, the data is still worth watching because market conditions can affect refinancing decisions, future resale timing, renovation decisions, and expectations about home equity.
Final Thoughts
The Dallas ZIP code 75212 real estate market is a good example of why hyperlocal analysis matters.
A citywide Dallas market report can tell you one thing while a neighborhood or ZIP code tells you something very different.
In West Dallas, the July 2026 numbers show:
141 active listings, 13 months of inventory, 117 median days on market, $485,000 median close price, 39 new listings, 11 closed sales, an 88.9% close-to-original-price ratio, and 10 pending sales, down 33.3% year over year.
The most important takeaway is not that prices are suddenly collapsing or that buyers can automatically steal homes.
The takeaway is that buyers have leverage, sellers need a pricing strategy, and the property itself matters more than ever.
