West Dallas Housing Market Update: June 2026

If you’re wondering whether now is a good time to buy or sell a home in West Dallas ZIP code 75212, the latest market data paints a picture of a market that is becoming more balanced. While home prices remain strong, inventory continues to grow, buyers have more choices, and sellers are having to compete more than they did a year ago.

This report analyzes the latest June 2026 residential single-family home market data for ZIP code 75212, compares it with previous months and last year’s performance, and explains what these trends mean for homeowners, buyers, sellers, and real estate investors.

Unlike many neighborhood reports that focus on only one metric, it’s important to evaluate the market using multiple indicators together. In West Dallas, monthly sales volume is relatively low, meaning just a handful of luxury new construction homes, redevelopment projects, teardowns, or entry-level resale properties can significantly influence the median sales price in any given month.

West Dallas Home Prices Continue to Rise

The median close price reached $492,500 in June 2026, compared to $400,000 in June 2025, representing a 23.1% year-over-year increase.

Median Close Price by Month

  • June 2025: $400,000
  • July 2025: $400,000
  • August 2025: $299,900
  • September 2025: $499,250
  • October 2025: $525,000
  • November 2025: $291,000
  • December 2025: $327,500
  • January 2026: $317,000
  • February 2026: $392,000
  • March 2026: $257,500
  • April 2026: $505,000
  • May 2026: $325,000
  • June 2026: $492,500

At first glance, these numbers may appear inconsistent, but that is actually typical for West Dallas.

Because relatively few single-family homes close each month, the mix of homes sold can dramatically affect the median price. One month may include more affordable resale homes, while another may see multiple luxury infill properties or new construction homes closing. As a result, the median price can fluctuate sharply without necessarily indicating that every home in the neighborhood has gained or lost value.

Looking beyond the monthly swings, the larger trend remains positive. June 2026 finished substantially higher than June 2025, demonstrating that buyers continue to place a premium on desirable locations within West Dallas despite changing market conditions.

Sales Activity Has Slowed Compared to Last Year

Closed sales declined modestly from 17 homes in June 2025 to 14 homes in June 2026.

Number of Sales

  • June 2025: 17
  • July 2025: 13
  • August 2025: 17
  • September 2025: 16
  • October 2025: 13
  • November 2025: 9
  • December 2025: 10
  • January 2026: 5
  • February 2026: 17
  • March 2026: 16
  • April 2026: 22
  • May 2026: 11
  • June 2026: 14

Although June sales were lower than last year, they remained relatively consistent with recent activity. The stronger concern is not simply the number of closed transactions but the direction of future demand.

Pending sales provide a better indication of where the market is headed.

June Pending Sales

  • June 2024: 16
  • June 2025: 14
  • June 2026: 13

This marks the second consecutive year of declining June pending sales.

My interpretation is that demand has moderated rather than disappeared. Buyers remain active, but they are taking more time to evaluate homes, compare options, negotiate pricing, and carefully consider financing before making offers.

Inventory Continues to Build

One of the clearest trends in West Dallas is the steady increase in available homes.

Active Listings

  • June 2025: 117
  • July 2025: 111
  • August 2025: 108
  • September 2025: 111
  • October 2025: 111
  • November 2025: 114
  • December 2025: 112
  • January 2026: 110
  • February 2026: 120
  • March 2026: 119
  • April 2026: 124
  • May 2026: 131
  • June 2026: 138

Active inventory has increased steadily during the past several months.

March: 119

April: 124

May: 131

June: 138

Compared to June 2025, inventory has grown by nearly 18%.

At the same time, new listings remain healthy.

New Listings

  • June 2025: 34
  • July 2025: 32
  • August 2025: 32
  • September 2025: 36
  • October 2025: 34
  • November 2025: 28
  • December 2025: 27
  • January 2026: 33
  • February 2026: 39
  • March 2026: 42
  • April 2026: 34
  • May 2026: 46
  • June 2026: 39

More homeowners continue entering the market, increasing competition among sellers.

Homes Are Taking Longer to Sell

The median cumulative days on market (CDOM) increased from 66 days in June 2025 to 84 days in June 2026.

This tells us buyers have become more selective.

Rather than rushing to submit offers, today’s buyers are comparing multiple homes before making decisions.

That does not mean homes are not selling.

It means pricing, condition, professional marketing, and presentation have become even more important.

Sellers Are Still Receiving Strong Prices

One statistic that many people overlook is the close price-to-original list price ratio.

June 2026 finished at 96.1%, compared to 93.2% one year earlier.

This is significant.

Although homes are taking longer to sell and buyers have more inventory to choose from, sellers whose homes are properly priced are still achieving very strong sale prices relative to their original asking price.

In my opinion, this separates today’s market from a declining market.

If pricing were collapsing, we would expect this ratio to fall significantly. Instead, it remains healthy.

Months of Inventory Suggests a More Balanced Market

Months of inventory increased from 7 months in June 2025 to 10 months in June 2026.

Monthly inventory history shows the market has generally remained elevated throughout the past year.

  • June 2025: 7
  • July 2025: 9
  • August 2025: 6
  • September 2025: 7
  • October 2025: 9
  • November 2025: 13
  • December 2025: 11
  • January 2026: 22
  • February 2026: 7
  • March 2026: 7
  • April 2026: 6
  • May 2026: 12
  • June 2026: 10

For buyers, this generally means more choices and greater negotiating leverage.

For sellers, it means the market has become more competitive.

My Analysis of the West Dallas Market

West Dallas remains one of Dallas’ most closely watched neighborhoods because of its ongoing redevelopment, proximity to Downtown Dallas, Trinity Groves, the Bishop Arts District, and major employment centers.

The neighborhood continues attracting a wide range of buyers, including first-time homeowners, move-up buyers, investors, and builders looking for redevelopment opportunities.

New construction continues reshaping portions of the area, while older homes are still being renovated or replaced with modern infill development. This combination naturally creates larger swings in monthly median prices than more established neighborhoods with consistent housing stock.

Looking at all of the data together, I do not believe the market is weakening. Instead, I believe it is transitioning into a healthier and more balanced environment.

Buyers now have more inventory, more negotiating opportunities, and additional time to make informed decisions.

Sellers can still achieve excellent results, but simply listing a home is no longer enough. Accurate pricing, professional marketing, high-quality photography, strategic exposure, and strong negotiation have become increasingly important.

For investors, West Dallas continues to offer long-term potential because redevelopment activity remains strong. However, investment decisions should focus on neighborhood-specific opportunities rather than assuming every property will appreciate at the same pace.

Final Thoughts

The June 2026 data shows that West Dallas is entering a market where strategy matters more than timing.

Whether you are buying your first home, selling a longtime property, purchasing a teardown for redevelopment, or investing in a rental, understanding the local market is critical.

Every neighborhood behaves differently, and ZIP code 75212 continues to have unique characteristics that separate it from the broader Dallas housing market.

According to Matrix NTREIS Raw MLS and NTREIS Trends, the numbers point to a market that remains active while gradually becoming more balanced for both buyers and sellers.

FAQs

Is West Dallas a buyer’s or seller’s market in 2026?

Based on the June 2026 data, West Dallas is moving toward a more balanced market. Inventory has increased, buyers have more negotiating power, and sellers can still achieve strong prices when homes are priced correctly.

Why did West Dallas home prices increase so much year over year?

The median home price increased from $400,000 to $492,500, but West Dallas has relatively few monthly sales. The mix of luxury new construction, redevelopment projects, teardowns, and resale homes can significantly influence the monthly median price.

Is now a good time to buy a home in ZIP code 75212?

Buyers have more inventory, less competition, and more opportunities to negotiate than they did a year ago. Whether it’s the right time depends on your financial goals, budget, and long-term plans.

Is West Dallas still a good area for real estate investment?

West Dallas continues to attract investors because of ongoing redevelopment, new construction, proximity to Downtown Dallas, and long-term growth potential. However, investment opportunities should always be evaluated on a property-by-property basis rather than relying solely on overall market trends.
