West Dallas 75212 Real Estate Market Update – May 2026
The West Dallas housing market continued to evolve in May 2026 as inventory levels increased and buyer activity slowed. According to Matrix NTREIS MLS data and NTREIS Trends, several key indicators point to a market that is becoming more balanced and increasingly favorable for buyers.
West Dallas, ZIP code 75212, remains one of Dallas’ most closely watched neighborhoods due to its ongoing redevelopment, proximity to Downtown Dallas, Trinity Groves, the Design District, Bishop Arts, and major transportation corridors. The area continues to attract homebuyers, investors, builders, and developers, making it one of the most dynamic real estate markets in North Texas.
Median Home Price in West Dallas 75212
The median closed sales price in May 2026 was $325,000.
For comparison:
- May 2025: $486,000
- April 2026: $505,000
- May 2026: $325,000
At first glance, this may appear to indicate a major decline in home values. However, I do not believe that conclusion accurately reflects what is happening in West Dallas.
Unlike many suburban neighborhoods that have a relatively consistent housing stock, West Dallas contains a wide variety of property types:
- New construction homes
- Luxury infill developments
- Teardowns
- Investor-owned properties
- Renovated homes
- Older resale homes
Because of this diversity, median price fluctuations can be dramatic depending on which homes happen to close during a given month.
For example:
- March 2026: $257,500
- April 2026: $505,000
- May 2026: $325,000
Those swings suggest changes in the mix of homes sold rather than a sudden collapse in property values.
Home Sales Activity Slowed Significantly
One of the most notable changes occurred in transaction volume.
Number of closed sales:
- May 2025: 24
- April 2026: 22
- May 2026: 11
Sales activity declined 54% year-over-year and 50% month-over-month.
This is important because transaction volume often tells us more about market direction than median price alone.
Fewer buyers completed purchases in May despite more homes being available for sale.
Active Listings Continue Rising
Inventory growth remains one of the clearest trends in the West Dallas market.
Active listings:
- May 2025: 117
- April 2026: 123
- May 2026: 130
The market added 13 more active listings compared to one year ago and 7 additional listings compared to April.
This growing inventory gives buyers more options and creates additional competition among sellers.
New Listings Reach Highest Level of 2026
Sellers continued entering the market throughout the spring.
New listings:
- January 2026: 33
- February 2026: 39
- March 2026: 42
- April 2026: 34
- May 2026: 46
The 46 new listings recorded in May represent the highest monthly total so far this year.
The challenge is that listing activity is increasing faster than buyer demand.
Months of Inventory Doubled in One Month
Months of inventory is one of the most important metrics used by real estate professionals to measure market balance.
Months of inventory:
- April 2026: 6
- May 2026: 12
Year-over-year comparison:
- May 2025: 5
- May 2026: 12
This sharp increase occurred because sales slowed substantially while listing inventory continued growing.
Generally speaking:
- Lower inventory favors sellers.
- Higher inventory favors buyers.
- Around six months is often considered a balanced market.
At 12 months of inventory, buyers have significantly more leverage than they did a year ago.
Days on Market Remain Reasonable
Median cumulative days on market:
- May 2025: 51 days
- May 2026: 40 days
While inventory has increased, homes that are properly priced and marketed are still attracting buyers.
This suggests the market is not frozen. Instead, buyers are becoming more selective.

Sellers Are Still Receiving Most of Their Asking Price
Close price to original list price ratio:
- May 2025: 95.1%
- May 2026: 95.2%
This statistic is often overlooked.
Despite increased inventory and slower sales activity, sellers are still receiving approximately 95% of their original asking price.
That tells me buyers are negotiating, but quality listings are still finding success.
Pending Sales Show Mixed Demand
According to NTREIS Trends:
- May 2024: 14 pending sales
- May 2025: 18 pending sales
- May 2026: 14 pending sales
Pending sales have returned to 2024 levels and are below 2025 levels.
This suggests buyer demand remains present but is not keeping pace with the growing supply of available homes.
My Analysis and Opinion
The biggest story in West Dallas is not home prices.
The biggest story is the growing gap between supply and demand.
Inventory is increasing.
New listings are increasing.
Sales volume is decreasing.
Pending sales remain relatively flat.
That combination shifts negotiating power toward buyers.
However, I would not characterize West Dallas as a distressed market.
The close-price-to-original-price ratio remains healthy, days on market remain reasonable, and the neighborhood continues benefiting from redevelopment and long-term investment activity.
For buyers, this market presents opportunities that were difficult to find during previous years.
For sellers, success is still achievable, but pricing strategy, presentation, condition, and marketing have become more important than ever.
