  • Kroger has broken ground on a new Marketplace-format store in Crandall, Texas, near FM 741 and Sunshine Boulevard.
  • The Crandall Kroger Marketplace is scheduled to open in late 2027 and will offer groceries, pharmacy services and expanded general merchandise.

New Kroger Marketplace Coming to Crandall

The new Kroger Marketplace is being built near the intersection of FM 741 and Sunshine Boulevard in Crandall, a growing city in Kaufman County southeast of Dallas.

The groundbreaking ceremony took place on September 25, with remarks from Crandall Mayor David Lindsey and Kroger Texas Division President Rudy DiPietro, according to CultureMap Dallas.

The store is scheduled to open in late 2027, giving residents of Crandall and surrounding communities another major grocery and retail option.

For a growing community, a new full-service grocery store can be an important addition because it provides residents with easier access to everyday shopping without requiring as much travel outside the immediate area.

What Will the Crandall Kroger Marketplace Offer?

This will be a Kroger Marketplace-format store rather than a traditional grocery-only location.

According to the information reported by CultureMap Dallas, Kroger Marketplace stores combine full-service grocery and pharmacy operations with expanded general merchandise. Depending on the store, that can include outdoor living products, electronics, home goods, toys and other everyday merchandise.

Kroger Marketplace stores typically range from approximately 99,000 to 130,000 square feet.

The exact size of the new Crandall location was not provided in the report, so it would be premature to assign a specific square footage to this particular store.

Crandall and Kaufman County Continue to Grow

The new Kroger is another development to watch as Crandall and Kaufman County continue attracting attention in the broader North Texas growth story.

Crandall is located southeast of Dallas in Kaufman County, an area that has experienced substantial residential and commercial development.

Nearby Forney has also received significant attention. According to the CultureMap Dallas report, Forney’s 75126 ZIP code ranked No. 6 among the hottest U.S. housing markets in 2024 for the second consecutive year.

That broader growth helps explain why major retailers continue expanding their presence in communities throughout the eastern and southeastern portions of the Dallas-Fort Worth area.

Kroger Expanding Across North Texas

Crandall is not the only North Texas community getting a new Kroger Marketplace.

According to CultureMap Dallas, the Crandall groundbreaking was the fourth new Kroger Marketplace construction project to begin in North Texas during 2026, following new projects in McKinney, Fate and Princeton.

The report also identified six Kroger Marketplace stores currently under construction in North Texas. Those locations include Anna, Fate, McKinney, Princeton, Crandall and the Sendera Ranch community of North Fort Worth.

Kroger operates more than 100 stores across North Texas and East Texas and more than 200 stores throughout Texas.

Kroger and H-E-B Continue Competing for North Texas Shoppers

The expansion also comes as Kroger faces growing competition from H-E-B throughout North Texas.

H-E-B opened a location in Forney in February, giving shoppers in the Kaufman County area another major grocery option.

For consumers, the continued expansion of major grocery retailers means more choices for groceries, household products and other everyday needs. For communities such as Crandall, these retail investments also add another layer to the area’s ongoing commercial development.

My Take as a Dallas-Fort Worth Realtor

From a real estate perspective, I think the most interesting part of this announcement is the location.

Crandall is part of the larger growth corridor southeast of Dallas, and the addition of a major Marketplace-format grocery store adds another piece to the area’s retail infrastructure.

A new grocery store does not automatically determine what will happen to home values, and I would not use one retail announcement by itself to make a real estate prediction. However, when you look at new retail, residential construction, population growth and other infrastructure together, these are the types of developments I pay attention to when evaluating how a community is changing.

For people considering buying or selling in Crandall, Forney, Kaufman County and other growing areas southeast of Dallas, understanding the local development pipeline can provide useful context beyond simply looking at today’s home prices.
