McKinney Named Best Texas City for First-Time Homebuyers in 2026: What It Means for the Dallas-Fort Worth Housing Market
For anyone planning to buy their first home in North Texas, a new national study has put McKinney, Texas, in the spotlight.
According to CultureMap Dallas, citing a new WalletHub study, McKinney was ranked the No. 1 city in Texas for first-time homebuyers in 2026. Nationally, the Collin County city placed No. 70 overall out of 300 cities analyzed, making it the only Texas city to finish inside the national Top 100.
The ranking comes as many prospective buyers continue navigating higher mortgage rates, elevated home prices, and affordability challenges across the country. Even so, McKinney’s strong housing market fundamentals and quality of life helped it stand out among hundreds of cities evaluated.
Why McKinney Ranked So Highly
WalletHub compared 300 U.S. cities using three primary categories:
- Affordability
- Real estate market
- Quality of life
McKinney performed especially well in two of those areas.
The city ranked No. 9 nationally for its real estate market, reflecting strong housing market conditions that continue to attract buyers looking for long-term value in North Texas. It also ranked No. 61 for quality of life, supported by community amenities, schools, parks, and overall livability.
Another statistic that stood out was safety. The report found McKinney has the second-lowest property crime rate among all 300 cities included in the study, another factor that can influence first-time buyers deciding where to purchase their first home.
Affordability, however, remains McKinney’s biggest obstacle. The city ranked No. 258 in affordability, showing that while demand remains strong, home prices continue to challenge many first-time buyers entering today’s market.
Still, WalletHub concluded that McKinney’s strengths outweighed its affordability concerns, making it the highest-ranked Texas city for first-time homebuyers.
Dallas Tells a Different Story
While McKinney earned statewide recognition, the City of Dallas finished much lower in the rankings.
Dallas placed No. 233 nationally for first-time homebuyers. According to the WalletHub analysis, Dallas still maintained a respectable housing market ranking, but lower scores for affordability and quality of life significantly reduced its overall position.
It’s important to understand what this does and does not mean.
A lower ranking does not mean Dallas is a bad place to buy a home. Dallas remains one of the country’s largest employment centers, offering diverse neighborhoods, strong economic opportunities, entertainment, higher education, and access to major transportation corridors.
Instead, the study suggests that first-time buyers may face greater affordability challenges and different lifestyle trade-offs compared with buyers shopping in nearby suburban communities like McKinney.
Many buyers searching throughout the Dallas-Fort Worth metroplex already compare cities such as McKinney, Plano, Frisco, Allen, Prosper, Celina, Melissa, Anna, Denton, and North Dallas suburbs before deciding where to purchase. Reports like this simply provide another data point to consider alongside inventory, pricing, commute times, school preferences, and future growth.
What This Means for First-Time Homebuyers in North Texas
As a DFW Realtor, I think this report reinforces something many buyers are already experiencing in today’s market: there isn’t one “best” city for everyone.
McKinney has earned national recognition for good reasons. It continues to attract buyers with its strong housing market, growing economy, community amenities, and overall quality of life. At the same time, the report also points out an important reality: affordability remains one of McKinney’s biggest challenges.
That’s why I always encourage buyers to look beyond rankings.
The best place to buy your first home depends on your budget, monthly payment, commute, lifestyle, future plans, and the type of home you’re looking for. One buyer may find McKinney to be the perfect fit, while another may discover better opportunities in Plano, Frisco, Allen, Denton, Fort Worth, or another North Texas community.
Every market has its own strengths, and the right decision comes from matching those strengths to your personal goals.

North Texas Continues to Offer Strong Opportunities
One takeaway from this study is that North Texas remains one of the country’s most competitive and desirable housing markets.
Even though Dallas ranked lower overall in this particular report, the Dallas-Fort Worth metroplex continues to attract new residents, employers, and businesses from across the country. That long-term population and job growth continues to support demand for housing throughout the region.
Whether you’re searching for a move-in-ready home, a resale property, or a new construction home, buyers have more options when they work with local market data instead of relying solely on national rankings.
For first-time buyers especially, preparation can make a significant difference. Understanding your financing options, obtaining a mortgage pre-approval, comparing neighborhoods, and evaluating your long-term goals can help you make a more informed decision before submitting an offer.
My Take
In my opinion, studies like this are valuable because they provide another perspective on the housing market, but they shouldn’t be treated as the final word.
A city may rank higher because of factors that matter to one buyer but not another. For example, one person may prioritize affordability, while another values commute times, schools, neighborhood amenities, or future appreciation potential.
That’s why I believe buyers should use reports like WalletHub’s as a starting point rather than the deciding factor. Combining independent research with local market knowledge is often the best approach when purchasing your first home in North Texas.
