Trader Joe’s Frisco Project Clears Another Major Milestone

A proposed Trader Joe’s in Frisco is one step closer to becoming a reality.

According to Community Impact, the Frisco Planning and Zoning Commission unanimously approved a zoning change on July 28 for a nearly 10-acre mixed-use development at the corner of Main Street and Majestic Gardens Drive. The proposed project could be anchored by a Trader Joe’s grocery store and would also include a senior living community, expanded open green space, additional parking, landscaping improvements, and architectural enhancements.

While many North Texas residents have been waiting for a Trader Joe’s location in Frisco for years, this approval does not mean construction can begin immediately. The proposed development still requires final approval from the Frisco City Council before moving forward.

For residents, homebuyers, homeowners, investors, and anyone following Frisco real estate and commercial development, this is an important milestone worth watching.

A Project That Has Been Years in the Making

The possibility of bringing Trader Joe’s to Frisco has been discussed for quite some time.

Community Impact reported that Trader Joe’s first confirmed it was considering a Frisco location in October 2025. Earlier proposals for the development faced zoning challenges, delaying progress while the developer worked with city officials and nearby residents to revise the project.

According to representatives for the property owner, the development has undergone numerous updates during the past two years. Those changes include expanding open space, increasing parking for both residents and visitors, enhancing landscaping along Majestic Gardens Drive, refining the architectural design, and incorporating feedback from city staff and neighboring residents.

Those revisions ultimately helped the proposal gain unanimous support from the Planning and Zoning Commission.

Traffic Concerns Were A Major Focus

Traffic was one of the biggest topics discussed throughout the planning process.

According to Community Impact, project representatives said they completed an extensive traffic study and believe the proposed development would generate roughly three times less traffic than what current zoning could potentially allow.

The developer also stated that improvements along Majestic Gardens Drive are intended to help traffic flow, particularly around the nearby Frisco ISD campus. During the meeting, officials expressed confidence that shopping traffic at Trader Joe’s would not significantly overlap with the school’s busiest traffic periods.

Community support also appeared to be strong. During the meeting, Frisco Planning and Zoning Secretary Sean Merrell noted that more than 95% of submitted comment cards supported the proposal, an unusually high level of public approval for a development of this size.

What This Could Mean for Frisco Real Estate

Although this project has not received final approval yet, it highlights a trend that continues to shape Frisco’s growth. The city remains one of the most active markets in North Texas for new residential communities, retail development, mixed-use projects, and commercial investment.

Projects that combine grocery stores, housing, open space, and neighborhood amenities have become increasingly attractive because they create convenient, walkable destinations for residents. While no single development determines home values, new retail investment often reflects continued confidence in a city’s long-term growth.

As Frisco continues to attract nationally recognized retailers, restaurants, employers, and mixed-use developments, many buyers continue looking to the city for its quality of life, strong local economy, and expanding amenities.

My Take

In my opinion, this is encouraging news for Frisco.

Trader Joe’s has built a loyal customer base, and many North Texas residents have been asking for a Frisco location for years. Beyond adding another grocery shopping option, I think the bigger story is the continued investment taking place across Frisco.

Developments like this show how cities evolve over time by adding amenities that residents want while also planning for future growth. It’s also encouraging to see that the developer spent considerable time working with city leaders and nearby residents to revise the project before reaching this stage.

That said, it’s important to remember that this is not a final approval. The Frisco City Council must still review and vote on the proposal before the project can officially move forward.

As always, I’ll continue following this story and provide updates as new information becomes available.

Final Thoughts

According to Community Impact, the proposed Trader Joe’s-anchored mixed-use development now heads to the Frisco City Council for final consideration. If approved, it would bring together neighborhood retail, senior living, expanded green space, and other site improvements at the corner of Main Street and Majestic Gardens Drive.

Whether you’re a homeowner, buyer, investor, or simply someone who enjoys following North Texas development, this is another project worth watching as Frisco continues to grow.
