Dallas Single-Family Housing Market in 2026: A Data-Driven Look at January Trends

Vibrant city night scene with illuminated buildings, bus, and marquee lights.

The Dallas housing market continues to normalize in early 2026, and January’s single-family data offers important insight for homeowners, buyers, and sellers inside the city.

Based on January 2026 Dallas MLS figures, the median home price landed at $380,000, compared to $399,900 one year earlier. Because this is median pricing, it reflects the midpoint of actual sales and removes distortion from extreme highs or lows.

Negotiation remains part of the Dallas market. Homes sold at a median of 94.8% of their original list price, down from 95.8% last year. Buyers are still price-sensitive, and sellers are making adjustments.

Inventory conditions stayed consistent. Months supply remained at 3.7, and median days on market came in at 39 days, nearly unchanged from last year. These numbers show stability, but not urgency.

Sales volume tells a different story. New listings declined to 1,036, while pending sales fell to 442. Closed sales totaled 360, compared to 483 last year, signaling slower transaction velocity.

What This Means for Dallas Buyers and Sellers

Buyers benefit from leverage and time. Negotiations are supported by data, and disciplined offers are being accepted.

Sellers must focus on strategy. Pricing, presentation, and market timing must align. Homes priced for yesterday’s market are missing today’s buyers.

This 2026 Dallas housing market rewards preparation, not guesswork.

If you’re planning to buy or sell a home in Dallas, working with a data-driven local agent matters.
