Dallas Housing Market Update: June 2026
The Dallas housing market continues to show resilience despite affordability challenges and higher mortgage rates. Based on May 2026 residential single-family home data from NTREIS Matrix MLS and NTREIS Trends, home prices reached their highest level in the past 12 months while inventory remained balanced.
For Dallas home buyers, home sellers, real estate investors, and those relocating to North Texas, understanding these trends is critical because the market is sending mixed signals.
On one hand, prices are rising, homes are selling faster, and sellers are negotiating less.
On the other hand, pending sales have declined significantly compared to last year.
That combination makes Dallas one of the most interesting real estate markets in Texas right now.
Dallas Home Prices Continue Climbing
The median closed sales price in Dallas increased from $511,500 in May 2025 to $575,000 in May 2026.
Monthly median prices:
- May 2025: $511,500
- June 2025: $533,750
- July 2025: $529,275
- August 2025: $500,000
- September 2025: $465,500
- October 2025: $477,000
- November 2025: $475,000
- December 2025: $469,000
- January 2026: $380,000
- February 2026: $446,336
- March 2026: $565,000
- April 2026: $545,000
- May 2026: $575,000
While some seasonal fluctuations occurred throughout late 2025 and early 2026, the spring market produced a strong rebound. The last three months tell the story. Median prices climbed from $446,336 in February to $565,000 in March, $545,000 in April, and ultimately $575,000 in May.
In my opinion, this reflects strong demand for desirable Dallas properties despite affordability concerns.
Sales Activity Remains Healthy
Closed sales increased from 657 in March to 811 in April before settling at 742 in May.
Compared to May 2025, when 810 homes sold, activity was slightly lower but still healthy.
The Dallas market is not experiencing a collapse in demand. Buyers are still purchasing homes, but they are becoming more selective.
Inventory Remains Balanced
Active listings totaled:
May 2025: 3,234
May 2026: 3,141
Months of inventory:
May 2025: 4 months
May 2026: 4 months
A four-month supply generally indicates a balanced market.
Unlike the extreme seller’s market conditions seen during previous years, buyers today have options. At the same time, inventory is not elevated enough to create significant downward pressure on pricing.
Homes Are Selling Faster
Median cumulative days on market improved substantially.
May 2025: 26 days
May 2026: 22 days
Even more impressive, the market moved from 58 days in February 2026 to only 22 days in May 2026.
This indicates strong spring demand and suggests properly priced homes are attracting buyers quickly.
Sellers Are Negotiating Less
The close-price-to-original-price ratio improved from 97.1% in May 2025 to 97.2% in May 2026.
The ratio peaked at 97.5% in April 2026.
This means sellers are generally receiving close to their asking price when properties are priced appropriately.

The Most Important Number: Pending Sales
The biggest story in this report is pending sales.
May 2024: 680
May 2025: 777
May 2026: 598
This represents a 23% year-over-year decline.
Pending sales often serve as a leading indicator because they reflect today’s buyer activity rather than closed transactions from previous weeks.
In my opinion, this is the number every Dallas homeowner, homebuyer, investor, and real estate professional should be watching.
Current closed sales and pricing data remain strong. However, the decline in pending sales suggests buyer demand may be cooling compared to last year.
That does not mean prices are about to fall. It simply means the pace of demand appears weaker than what Dallas experienced during spring 2025.
What This Means for Dallas Home Sellers
- Buyers are still active.
- Properly priced homes continue to sell quickly.
- Multiple-offer situations still occur in desirable neighborhoods.
- Overpricing is becoming riskier as pending sales soften.
Sellers who price strategically are likely to benefit from current market conditions.
What This Means for Dallas Home Buyers
- Inventory remains healthier than previous years.
- Buyers have more negotiating power than during peak market conditions.
- Competition is lower than it was during the housing frenzy.
- Monitoring pending sales trends could reveal future opportunities.
For many buyers, today’s market offers a better balance between selection and competition.
Final Thoughts
The Dallas housing market remains strong in 2026. Home prices are rising, inventory remains balanced, and homes are selling quickly.
However, the sharp decline in pending sales suggests the market may be entering a new phase where buyers are becoming more cautious.
The data does not indicate a crash. Instead, it suggests a market transitioning from rapid acceleration toward a more balanced environment.
As always, local neighborhood trends can vary significantly from citywide averages, making hyperlocal analysis critical when buying or selling real estate in Dallas.
