The Dallas housing market in 2026 is no longer defined by bidding wars and instant offers. The balance of power has shifted, and the data is making that very clear.
Right now, Dallas is operating in a buyer’s market, with sellers outnumbering buyers by approximately 83.8%. That is a significant imbalance. It means more homes are sitting on the market, more price reductions are happening, and buyers are negotiating harder than they have in years.
This is not just a local trend. According to Redfin, there are currently 629,808 more sellers than buyers across the United States. That is the largest gap ever recorded. When inventory rises and buyer demand slows, leverage shifts. And that is exactly what we are seeing.
So what is driving this shift?
High mortgage rates, affordability challenges, and economic uncertainty have pushed many buyers to pause. At the same time, more inventory is hitting the market due to new construction and the easing of the “rate lock-in effect.” The result is simple. More choices for buyers, more competition for sellers.
Here is my perspective as a Dallas Realtor.
This is not a forgiving market for sellers. If you price your home incorrectly, the market will not correct it for you. It will ignore you. Homes that are priced right and positioned correctly are still selling, but the margin for error is much smaller.
For buyers, this is a window of opportunity. You have more options, more time to make decisions, and more negotiating power. That includes price, repairs, and seller concessions.
The key takeaway is this. Strategy matters more than ever.
If you are selling, you need to be intentional with pricing, marketing, and timing. If you are buying, you need to take advantage of the leverage that exists right now.
