Dallas Home Prices Are Selling Below List as Buyer Discounts Hit 13 Year High

Typical homebuyer who scores a discount gets 7.9 off

For much of the past few years, buyers were conditioned to expect bidding wars, waived contingencies, and prices far above asking. That environment has changed, and the latest housing data now puts hard numbers behind the shift.

A recent Redfin study analyzing MLS sales from 2025 shows that buyers who purchased homes below the list price received an average discount of 7.9 percent nationwide, the largest gap between asking and sale price since 2012. More importantly for North Texas, Dallas outperformed the national trend.

In Dallas, nearly eight out of ten homes sold below the original list price. The average discount across all sales was 5.8 percent, and homes that sold under asking averaged a 7.7 percent price reduction. These figures reflect a market where buyers have options and sellers must compete.

The imbalance comes from supply exceeding demand. Redfin reports a significant gap between the number of active sellers and buyers across the country. In Dallas, new listings, longer days on market, and price adjustments are forcing sellers to negotiate. Buyers are securing price reductions, closing cost credits, and repair concessions that were nearly impossible during the pandemic surge.

Redfin economists note that pricing has become harder for sellers because market conditions vary sharply by neighborhood and property type. Condo buyers, for example, are seeing some of the largest discounts due to rising HOA fees and insurance costs. Even single-family homes are no longer immune to negotiation.

From a local Dallas perspective, this market punishes overpricing and rewards realism. Homes priced correctly are still moving, sometimes with multiple offers. Homes priced on emotion or outdated comps are sitting, cutting, or being pulled off the market.

This environment creates an opportunity for buyers who are prepared and disciplined. It also demands precision from sellers who want to maximize value without chasing the market downward.

According to Redfin’s housing market analysis, the buyer-friendly trend that developed in 2025 is now clearly reflected in national and Dallas-level data. Understanding these numbers is no longer optional if you want to buy or sell successfully in today’s market.

If you are planning to buy or sell a home in Dallas, data driven strategy matters.
