The Dallas housing market is experiencing a noticeable shift, one that many buyers and sellers are only beginning to recognize: more deals are falling apart before closing.
Recent data shows that 18.1% of Dallas pending home sales were canceled in December 2025, up from 16.9% the year before. That increase mirrors a broader national pattern, where contract cancellations reached historic levels.
According to Redfin, 16.3% of U.S. homes under contract fell out of escrow in December, the highest December cancellation rate since tracking began in 2017.
Why Buyers Are Backing Out More Often
This trend is not driven by emotion. It is driven by math.
Redfin’s research points to several structural factors influencing buyer behavior:
- Monthly payments remain high relative to income
- Inventory levels are increasing, especially in major metros
- Buyers are using inspections to reassess value
- Homes that need repairs are losing negotiating power
Simply put, buyers now have alternatives. If a property does not meet expectations on price, condition, or terms, many are choosing to walk away.
How This Impacts the Dallas Housing Market
Dallas is transitioning into a more balanced environment. Sellers who price based on last year’s market conditions are encountering resistance, while well-prepared homes are still attracting serious buyers.
From my perspective as a Dallas Realtor, the biggest risk today is mispricing. Homes that fail to align with current buyer expectations are the ones most likely to fall out of contract.
The Opportunity Ahead
Redfin economists project that affordability will improve gradually into 2026 as wage growth outpaces home price increases. Combined with easing mortgage rates, this creates opportunities for prepared buyers and realistic sellers.
The key is execution.
