A Historic South Dallas Landmark Is Coming Back

A major piece of Dallas history is getting a new chapter.

The historic Forest Theater in South Dallas is preparing to officially reopen this fall following an extensive $75 million restoration. The theater, located at 1918 Martin Luther King Jr. Blvd., will welcome the community back during a Grand Return celebration on November 1, 2026.

For Dallas residents familiar with the history of South Dallas, this is more than simply the reopening of an old theater. The Forest Theater has been part of the community since it opened in 1949 and once served as one of Dallas’ premier live entertainment destinations.

The theater has been closed since 2008 and has not hosted an event in nearly 20 years.

Now, after years of preservation efforts and a major redevelopment project, the Forest Theater is preparing to open its doors again.

What Is Happening at the Forest Theater?

The Grand Return celebration is scheduled for November 1 from 5:30 to 9 p.m. The event will feature live entertainment, musical guests, Vendor Village, food trucks, and opportunities for the community to experience the restored venue.

One of the most significant moments of the evening will be the ceremonial relighting of the Forest Theater’s iconic tower and marquee.

According to CultureMap Dallas, the tower and marquee will be illuminated for the first time in more than 50 years.

That visual alone could become one of the most memorable moments in the Forest Theater’s long history.

What Is Included in the $75 Million Restoration?

The restoration has significantly expanded the property into a 66,000-square-foot theater campus.

The new Forest Theater campus will include a 1,000-person concert hall, a 200-seat black box theater, a 13,000-square-foot creative education lab, recording and podcast studios, a rooftop gathering space, artist classrooms, and community meeting areas.

That combination makes the project much broader than a traditional theater renovation.

The vision is to create a destination that connects entertainment, arts, education, and community activity in South Dallas.

The project was initiated by nonprofit Forest Forward, which received the property as a gift in 2017. The organization has made the Forest Theater one of its major initiatives as part of its broader mission to preserve history and contribute to neighborhood revitalization in South Dallas.

The fundraising effort for the restoration included an $8 million grant from the City of Dallas.

Why the Forest Theater Matters to Dallas History

The Forest Theater has an impressive entertainment history.

During its prime, the venue hosted legendary performers including Prince, B.B. King, Gladys Knight, Ike & Tina Turner, Wilson Pickett, and Dallas native Erykah Badu.

That history is part of what makes the restoration significant.

The theater closed in 2008 and was expected to be demolished in 2015. Preservation Dallas advocated for recognition of the property’s historical value as a landmark, helping preserve an important piece of South Dallas history.

Today, the goal is not simply to recreate what the Forest Theater once was. The expanded campus is designed to give the property a new purpose within the South Dallas community.

What Could This Mean for South Dallas?

From my perspective as a Dallas real estate professional, projects like this are worth watching because neighborhood revitalization is rarely about one building or one development.

The Forest Theater project connects an important historic landmark with arts, education, entertainment, and community investment. Officials hope the restored theater will serve as a cultural anchor for a broader South Dallas revitalization strategy involving education, housing, and economic mobility.

I think preserving historic places while giving them a productive role in the future is a smart approach for Dallas. South Dallas has a deep history, and the return of the Forest Theater gives the community an opportunity to build on that history rather than simply move past it.

The November 1 Grand Return should be an important milestone for the Forest Theater and for South Dallas.

Advance registration is required, and registration is pay-what-you-can, with additional options available through the theater’s Light the Tower campaign for people who want to support its future.

A New Chapter for a Dallas Landmark

The Forest Theater’s story has included entertainment, closure, preservation, and now a major restoration.

After decades of uncertainty, the historic South Dallas theater is preparing to welcome people through its doors again.

For Dallas, the significance goes beyond the theater itself. It is another example of how historic properties can be preserved while being repositioned for modern community needs.

And on November 1, when the Forest Theater’s iconic tower and marquee are illuminated again after more than five decades, Dallas will get a very visible reminder that some pieces of the city’s history are worth bringing back.
