Dallas–Fort Worth has officially taken the top spot as the No. 1 metro area in the United States for new home construction, reinforcing its position as one of the fastest-growing housing markets in the country.
According to CultureMap Dallas, citing data from the U.S. Census Bureau, Zillow, Construction Coverage, and Newsweek, nearly 71,788 new residential units were authorized across the DFW metro area in 2024. This includes single-family homes, apartments, and condominiums, placing DFW ahead of every major U.S. metro, including Houston and New York City.
Houston ranked second with 65,747 permits approved, while New York City came in third with 57,929. Elsewhere in Texas, Austin ranked sixth, and San Antonio ranked twentieth, further highlighting how dominant North Texas has become in residential development.
When measured by new housing units per 1,000 existing homes, DFW ranked third nationally, trailing only Raleigh, North Carolina, and Austin, Texas. This metric underscores how aggressively builders are responding to demand across the region.
Texas as a whole led the nation in residential construction in 2024, with 225,756 new housing permits approved statewide. Census data shows the surge is largely driven by activity in DFW, Houston, Austin, and San Antonio. From April 2020 to July 2024, Texas’ population grew by 7.3 percent, a major force behind the state’s housing expansion.
Despite the construction boom, builders are navigating challenging conditions. According to the National Association of Home Builders, many builders are offering incentives to attract buyers, while also facing rising labor and material costs tied to tariffs and supply pressures.
For Dallas–Fort Worth, this combination of strong population growth, expanding housing supply, and shifting market dynamics makes 2024 and 2025 critical years for buyers, sellers, and investors watching the local real estate market closely.
