Row of modern townhouses with spacious driveways and garage fronts under blue sky.

The Dallas County housing market in February 2026 shows a real estate market that is stabilizing while gradually shifting to a more buyer-friendly environment compared to the intense conditions of previous years.

If you are following the Dallas real estate market, understanding the latest numbers can help buyers, sellers, and investors make better decisions.

Dallas County Home Prices – February 2026

According to the latest market data, the median sales price for single-family homes in Dallas County is $372,500. Last year during the same period, the median price was $375,000.

That means home prices are relatively stable year over year, with only a small adjustment. Despite higher mortgage rates and affordability challenges, the Dallas housing market has shown resilience, which reflects the region’s strong population growth and economic fundamentals.

Buyers Are Negotiating More

Another interesting shift in the Dallas County real estate market is the median percent of original list price, which is currently 95.9% compared to 96.7% last year.

This tells me that buyers in Dallas are negotiating slightly more than they were a year ago. Sellers still have opportunities to achieve strong results, but pricing strategy and presentation have become increasingly important.

Inventory Levels in Dallas County

The months supply of inventory in Dallas County is currently 3.6 months, exactly the same as last year.

While inventory has not significantly increased, buyers are seeing more choices and slightly less competition than during the peak seller frenzy of previous years.

Currently, there are 5,099 homes for sale in Dallas County, compared to 5,170 homes last year.

Homes Are Taking Longer to Sell

The median days on market increased to 37 days, compared to 33 days last year.

This indicates that homes are sitting on the market a little longer, which typically happens when buyers become more selective and market conditions normalize.

Dallas County Housing Activity

Here are the key housing activity numbers for February 2026:

• New Listings: 2,138
• Pending Sales: 1,101
• Closed Sales: 1,051

Both pending and closed sales declined compared to last year, which suggests that buyer activity slowed slightly. This is influenced by mortgage interest rates and affordability concerns.

My Analysis of the Dallas Housing Market

As a Dallas Realtor, my view is that the Dallas County housing market is moving into a more balanced phase.

Prices are holding steady, inventory is stable, and buyers are gaining slightly more negotiating power than they had over the past few years.

However, it is important to understand something critical.

This data reflects the overall Dallas County housing market, but every neighborhood, city, and subdivision can perform very differently. Some areas may still experience strong demand, while others may see slower activity.

Real estate is always local.
