Dallas Buyer’s Market 2026: Inventory Surges as Sellers Outnumber Buyers

There are 44 more home sellers than buyers

The Dallas real estate market has entered a new phase in 2026, and the numbers tell the story.

A recent housing report released February 23, 2026, by Redfin revealed that nationwide, home sellers exceed buyers by 44%. This is one of the largest supply-demand gaps recorded in more than a decade.

Locally, the imbalance is even more dramatic.

Dallas currently has 29,459 active sellers compared to just 15,194 buyers. That means sellers outnumber buyers by 94%, placing significant negotiating leverage in the hands of purchasers across North Texas.

Why Inventory Matters in DFW

When inventory expands faster than buyer demand, competition increases among sellers. The result is:

  • Longer listing timelines
  • More frequent price adjustments
  • Higher buyer expectations
  • Increased concessions

In previous years, sellers could test higher price points and still generate strong activity. In today’s Dallas housing market, unrealistic pricing leads to stagnation.

Buyers now have options. And when buyers have options, they negotiate.

Economic Pressure and Buyer Pullback

National buyer activity has declined to one of the lowest levels on record. Mortgage rates remain elevated compared to pandemic lows, affordability remains stretched, and economic uncertainty continues to influence consumer confidence.

Dallas is still a strong long-term market due to job growth and population trends, but short-term conditions require sharper execution from sellers.

My Perspective as a Dallas Listing Agent

This environment rewards preparation and punishes hesitation.

The first weeks on the market are critical. Properties that launch correctly with the right pricing strategy and marketing approach generate activity. Those that miss the mark often require reductions later, which weakens negotiating position.

In 2026, Dallas homeowners must think like competitors in a crowded marketplace.
