The Dallas Design District continues to attract nationally recognized brands, and the latest name entering the market is Aba, the Mediterranean restaurant concept that originated in Chicago.

As reported by CultureMap Dallas, Aba will open inside The Seam development at 1444 Oak Lawn Boulevard. The anticipated launch is set for late 2026, although an official opening date has not yet been released.

For Dallas, this is more than a restaurant announcement. It is a strategic expansion by Lettuce Entertain You, the hospitality group behind over 100 restaurants across the country. After establishing locations in Chicago, Austin, and Nashville, the company has now selected Dallas as its fourth city.

That decision reflects confidence in the Dallas market.

Aba is known for its mezze-style Mediterranean menu, featuring a range of hummus selections, kebabs, and premium protein dishes. The culinary direction is led by Top Chef contestant CJ Jacobson. The restaurant’s atmosphere will combine indoor and outdoor dining spaces surrounded by Mediterranean design elements, olive trees, and lush greenery.

From a hyper-local Dallas real estate standpoint, this development reinforces the steady rise of the Oak Lawn and Design District area.

Restaurant-driven growth often precedes residential appreciation. As more destination dining concepts cluster in a specific corridor, they increase walkability, elevate neighborhood perception, and attract higher-income buyers and renters. Over time, these factors contribute to stronger home values and sustained demand.

The Design District has been quietly building this momentum for years. Each new commercial investment strengthens the area’s profile within the broader Dallas housing market.

If you are tracking neighborhoods with long-term upside in Dallas, the Oak Lawn and Design District submarket deserves attention.
