Quick Summary
- The 75212 West Dallas housing market is operating with elevated inventory and weaker demand: August 2026 ended with 135 active listings, 12 months of inventory, 11 closed sales, and just 8 pending sales, with pending sales down 33.3% from August 2025.
- The market is highly price-sensitive, but properly priced homes can still move: the August 2026 median close price was $439,000, median cumulative days on market fell to 28 days, and homes closed at 97.0% of their original price.
West Dallas 75212 Real Estate Market Update for August 2026
The real estate market in Dallas ZIP code 75212, covering parts of West Dallas, continues to show a combination of elevated inventory, relatively limited transaction volume, significant month-to-month price volatility, and strong differences between individual properties.
Based on Matrix NTREIS raw MLS data for residential single-family homes from August 2025 through August 2026, the 75212 market does not fit neatly into a simple “prices are rising” or “prices are falling” story.
The more important story is this: buyers currently have more selection and negotiating leverage, while sellers need to be much more precise with pricing, property condition, positioning, and expectations.
At the same time, August 2026 shows why it would be a mistake to assume every property in West Dallas is sitting on the market. The homes that actually closed in August had a median cumulative days on market of just 28 days, and the median close price was 97.0% of the original price.
That combination suggests a market where demand is selective rather than nonexistent.

What Happened in August 2026?
August closed with a $439,000 median sale price, compared with $485,000 in July and $492,500 in June.
That means the median moved lower over the last three months, but I would not interpret that as proof that home values across all of 75212 suddenly declined.
The reason is the relatively small number of closed transactions. Only 11 homes closed in August, compared with 11 in July and 14 in June. With transaction volume this low, the mix of properties selling in any particular month can have a major effect on the median.
That is especially important in ZIP 75212 because the housing stock and transaction mix can include older resale properties, renovated homes, investment properties, teardowns, and new construction. A month with more higher-priced new construction or heavily renovated homes can produce a very different median from a month dominated by lower-priced resales or properties needing significant work.
So the $439,000 August median is an important data point, but it should not be treated as a standalone appraisal of the entire 75212 housing market.
The Bigger Story: Inventory Remains High
The most important structural number in the August report may be 12 months of inventory.
Active listings stood at 135 in August, down from the year’s high of 141 in July, but still substantially above the 108 active listings recorded in August 2025.
That represents approximately 25% more active inventory than one year earlier.
The trend is even clearer when looking through 2026. Active listings increased from 110 in January, to 120 in February, 119 in March, 124 in April, 133 in May, 136 in June, and 141 in July before easing to 135 in August.
In other words, inventory built through much of the spring and summer.
For buyers, that means more opportunities to compare homes instead of having to act immediately because there are very few choices.
For sellers, it means competing against a larger pool of available properties. Pricing a home too aggressively can become expensive when buyers have alternatives.
Pending Sales Show the Demand Problem
The pending-sales data provides another important signal.
According to NTREIS Trends, August 2026 had only 8 pending sales in 75212.
That compares with:
August 2024: 13 pending sales
August 2025: 12 pending sales
August 2026: 8 pending sales
Pending sales therefore declined 33.3% from August 2025 and were also lower than the August 2024 level.
This matters because pending sales give us a look at current buyer activity before those transactions become closed sales.
The combination of 12 months of inventory and only 8 pending sales tells me that supply is currently outpacing the pace at which buyers are absorbing available homes.
That is where much of the buyer leverage in the 75212 market is coming from.
But August Also Gave Sellers an Important Warning
There is another side to the numbers.
Median cumulative days on market fell dramatically from 117 days in July to just 28 days in August.
That is a major month-to-month change.
August also produced a 97.0% close-price-to-original-price ratio, compared with only 88.9% in July.
That is one of the strongest monthly close-to-original-price ratios in the 13-month dataset.
So the message for sellers is not, “Nobody is buying.”
The message is closer to: buyers are selective, and the properties that meet their expectations can still generate activity.
A home that is correctly positioned from the beginning can perform very differently from a property that starts too high, accumulates days on market, and eventually requires price reductions.
The July-to-August change makes that particularly obvious.
August 2026 Compared With August 2025
Looking at the same month one year apart gives us another useful perspective.
The median close price increased from $299,900 in August 2025 to $439,000 in August 2026, a difference of approximately 46%.
That sounds dramatic, but I would be very cautious about using that number to claim that 75212 home values increased 46%.
Why?
Because only 17 homes closed in August 2025 and 11 closed in August 2026. With such small monthly samples, the composition of the sales can materially change the median.
At the same time, the year-over-year changes in other metrics are significant.
Closed sales fell from 17 to 11, down approximately 35%.
Active listings increased from 108 to 135, up 25%.
New listings increased from 32 to 34, up approximately 6%.

Median cumulative days on market improved from 55 days to 28 days.
The close-price-to-original-price ratio increased from 95.9% to 97.0%.
Months of inventory doubled from 6 months to 12 months.
And pending sales declined 33.3%, from 12 to 8.
Taken together, those numbers point to a market with more available supply and weaker transaction demand, but with the ability for well-positioned homes to move efficiently once they find the right buyer.
The Last Three Months Tell an Interesting Story
Looking only at June, July, and August 2026 reveals just how volatile 75212 can be.
The median close price went from $492,500 in June, to $485,000 in July, to $439,000 in August.
Closed sales went from 14 in June, to 11 in July, and 11 in August.
Active listings moved from 136 in June, to 141 in July, then down slightly to 135 in August.
New listings were 39 in June, 39 in July, and 34 in August.
Median cumulative days on market moved from 84 days in June, to a very high 117 days in July, before falling to 28 days in August.
The close-to-original-price ratio was 96.1% in June, fell to 88.9% in July, then rebounded to 97.0% in August.
Months of inventory went from 10 in June, to 13 in July, and 12 in August.
This is why I would not make a major decision based on one month of 75212 data.
The direction from month to month can change dramatically depending on which properties actually closed.
What This Means for Home Buyers in West Dallas
For buyers looking for a home in West Dallas ZIP code 75212, the current market provides several advantages.
There are more homes available to compare, inventory remains elevated, and pending-sales activity is relatively limited.
That can create opportunities to negotiate on price, seller concessions, repairs, closing costs, or other terms depending on the property.
The key is not simply finding the lowest asking price. Buyers should compare the property’s condition, location, lot, improvements, new construction competition, comparable sales, and how long the home has been available.
A buyer looking at a property that has been sitting for an extended period may have a very different negotiating opportunity than a buyer competing for a well-priced home that has just entered the market.
In this type of market, patience and property-specific analysis can matter more than trying to time the entire market.
What This Means for Home Sellers in West Dallas
For sellers, the data reinforces one point: pricing strategy matters.
With 135 active listings and 12 months of inventory, buyers have alternatives.
Starting significantly above the market and planning to reduce the price later can result in additional days on market and potentially weaken the home’s negotiating position.
The August data provides some encouragement, though. Homes that did sell closed at 97.0% of original price, while median cumulative days on market fell to 28 days.
That suggests buyers are still willing to act when the value proposition is compelling.
For sellers in 75212, that means preparation, presentation, pricing, photography, marketing exposure, and a realistic launch strategy are all important.
The right question is not simply, “What do I want for my house?”
The better question is, “What price and positioning will make buyers choose my property over the other homes they can buy right now?”
What This Means for Homeowners and Investors
Homeowners who are not selling immediately should pay attention to the changing supply-demand balance without overreacting to short-term median price movements.
The market data suggests that liquidity and buyer demand are more important factors to watch than a single month’s median sale price.
For investors, the 75212 dataset deserves even more careful property-level analysis.
A ZIP code can contain properties with very different investment profiles, especially where you have a mixture of rental properties, redevelopment opportunities, teardowns, renovated resales, and new construction.
An investor should not use the $439,000 August median as a blanket valuation benchmark. Instead, evaluate individual comparable sales, acquisition price, renovation costs, rental economics, resale competition, taxes, insurance, financing, and the property’s likely exit strategy.
My Take on the 75212 West Dallas Market
My overall read is that 75212 is currently a high-inventory, selective market rather than a market where every property is moving at the same pace.
The biggest factor favoring buyers is the amount of available inventory relative to current demand.
The biggest factor helping sellers is that August demonstrated that properly priced homes can still attract buyers and close near their original asking price.
That creates a market with two very different experiences.
A buyer shopping carefully may have leverage.
A seller with an overpriced property may struggle.
A seller with a well-prepared and appropriately priced home can still get attention.
And for anyone trying to determine the direction of the market, I would focus on inventory, pending sales, days on market, price reductions, close-to-original-price ratios, and the types of properties actually selling, rather than relying on one monthly median price.

That gives buyers more selection and generally more room to negotiate than in a low-inventory market, although conditions can vary significantly by individual property.
What was the median home price in 75212 in August 2026?
The median closed price for residential single-family homes in ZIP code 75212 was $439,000 in August 2026 based on the Matrix NTREIS raw MLS data provided for this analysis.
How long are homes taking to sell in West Dallas 75212?
The median cumulative days on market was 28 days in August 2026. That was a major improvement from 117 days in July 2026, demonstrating how quickly market conditions can change based on the properties that sell in a given month.
Why did the 75212 median home price change so much from month to month?
The market has relatively low monthly closing volume, and ZIP code 75212 includes different property types and conditions, including resale homes, new construction, teardowns, renovated properties, and investment properties. Because of that mix, the median sale price can move substantially from one month to another without meaning that every home in the ZIP code gained or lost the same amount of value.
